Designed for the site
Architecture, masterplan, interiors and landscape shaped to your land, climate and guest.
Design and build · One partner
You're looking for someone to design an eco resort. Most firms will draw you something beautiful, hand over the drawings, and wish you luck with the rest — the engineering, the manufacturer, the builder, the operator, and every gap between them.
EPIC works differently. We design your resort and carry it through: we model the economics, engineer it, manufacture it with our Plug&Live™ system, and install it on site in 2–7 days. The design isn't the finish line. The resort that opens — and lasts — is.
One partner, from concept to first guest.
The gap most firms leave you with
A beautiful design is the easy part. What breaks projects is everything after it: translating the drawings into something that can actually be engineered, permitted, built, transported to a remote site, and operated at a profit. That's where the handoffs begin — and where the risk lives.
The design studio isn't accountable for any of it. Their work ends when the renders are approved. Yours is just starting: find the engineer, find the manufacturer, find the builder who can work on difficult terrain, find the operator — and hold the whole thing together as each one blames the last.
EPIC removes that. The design and the delivery are the same line of responsibility. What we draw, we can build — because we've already engineered how.
The winnable ground
EPIC is a design-and-build developer, not a drawing service. That changes what the design is: not a proposal to be re-priced and re-engineered by someone else later, but a buildable, costed, deliverable scheme from the start.
Architecture, masterplan, interiors and landscape shaped to your land, climate and guest.
Structure, off-grid energy, water and sanitation, permits and compliance handled in-line, not bolted on afterwards.
The Plug&Live™ panelised system means the design is production-ready, made through licensed local partners to cut logistics and CO₂.
Compact transport anywhere, rapid on-site assembly in 2–7 days, even on remote or difficult terrain.
The result: no gap between the drawing and the building. No second firm re-doing the work. No surprise when the beautiful concept meets the buildable reality — because the two were never separated.
Why one partner matters
When design and delivery are split across firms, you inherit the coordination — and the risk of the seams. One accountable partner removes:
You brief once. One partner carries it — from first sketch to first guest, and into the care that keeps it whole.
Design, held to a harder test
Delivery doesn't come at the cost of design — it raises the stakes for it. Every EPIC project is developed as an immersive environment before anything is built: photorealistic 3D, a walkable virtual tour, and immersive XR, so you can experience the architecture in its landscape long before a cabin exists. Better decisions, clearer conversations, real confidence in what you're committing to.
We collaborate with world-class architects and run a global design challenge that brings emerging talent into real projects. Design is taken seriously here — it's just held to a harder test: it has to be buildable, and it has to work.
The layer studios skip
A pure design studio draws what looks good. It doesn't tell you whether the scheme makes money. EPIC does — because we develop, we don't just draw.
Every design decision is tested against the numbers it drives: how many keys the site should carry, what they'll earn, what they'll cost to build and run, and how quickly the project pays back. Fewer, larger keys often outperform many small ones — on guest experience and on returns — and that's a design decision with a financial consequence. We make it with both in view.
The honest comparison
Plainly, because you're choosing a partner. EPIC is a developer, not a drawing service: we design, model the economics, engineer, manufacture and install as one line of responsibility — projects in development across four continents, with a pipeline of masterplan-scale sites.
What we don't put in front of you is a decade of framed awards from a legacy design house. What we put in front of you instead is a design that's costed, buildable and answered for all the way to the opening — because the team that draws it is the team that builds it.
If you want a firm whose only job is to win design awards, there are excellent ones. If you want your resort designed and still answered for when it opens, that's us.
Honest fit
We'd rather tell you that now than take a design-only brief we're not built to win.
Before you choose
An architect designs; a developer takes the project all the way to a working resort. If you have your own engineer, manufacturer, builder and operator, an architect may be enough. If you don't — or you'd rather not coordinate five firms and hold the risk between them — a design-and-build developer like EPIC gives you one accountable partner from concept to first guest.
Yes. EPIC designs, engineers, manufactures and installs as a single line of responsibility. The Plug&Live™ system means the design is production-ready from the start, with on-site assembly in 2–7 days — so there's no gap between the drawing and the building.
It has to account for access, transport, terrain, energy, water and sanitation before it's finalised — not after. A concept designed in isolation often has to be re-engineered (and re-priced) when it meets a real remote site. EPIC engineers these constraints in as it designs, and delivers via compact modular transport built for difficult locations.
Design isn't sold as a standalone product at EPIC — it's the first stage of developing your resort, and the cost is set into the wider engagement. That's deliberate: a design divorced from delivery and economics tends to get redrawn. If you want to understand scope and numbers, the fastest start is a call.
No — it disciplines it. Modular delivery sets a smart kit of parts that's then composed around your specific site, climate and story. You gain speed, lower logistics cost and a lighter footprint without a catalogue-look result; every EPIC project is bespoke to its land.
A studio's work ends at the drawings. EPIC's continues through engineering, manufacturing, installation and into long-term care — and every design choice is tested against the economics it drives. You're not buying architecture and hoping the rest lines up; you're gaining one partner accountable to the opening.
