Import & Customs Notes Any known import duties, restrictions, or exemptions for modular buildings from EU/UK in your country?

Step 05

Budget, Timeline & Collaboration

Help us understand your financial parameters and how you'd like to work together.

Project Phasing & Budget

How many phases will your project be developed in? * If you're undecided, choose your best estimate — we'll refine this together in the study. Most regenerative resort projects run in 1–3 phases.

Budget Currency

Total cabins / villas across all phases—

Total hotel keys across all phases—

Total estimated budget — all phases—

Of the Phase 1 budget, how much is for the cabins/villas themselves? Optional — helps us calibrate. Excluding on-site assembly (~€5–10k/unit), foundations, infrastructure & fees. EPIC units arrive ~95% finished.

Million

Phase 1 Funding Status *

Debt / Loan Component Approximately what % of the Phase 1 budget is planned as debt financing?

Phase 1 budget—

Phase 1 cabins & size—

Budget per cabin (Phase 1)—

Budget per m² (Phase 1)—

EPIC benchmark at this volume—

EPIC pricing scales with order volume. The €/m² benchmark already includes architecture, engineering & design — but excludes on-site assembly (~€5–10k/unit), foundations, infrastructure & permits. Final pricing depends on design, location & finish — we'll provide a detailed quote in your study.

Timeline

Target Phase 1 Launch Date *

Preferred Construction Season Are there seasonal constraints that affect when building can start?

Phase 1 Rollout Plan *

Investment Horizon How long do you plan to hold / operate this asset?

Collaboration & Team

Installation & Construction Support *

Long-Term Partnership Interest *

Existing Team / Advisors Who is already engaged? (architect, engineer, operator, developer, legal…)

Expected / Target ADR (Average Daily Rate) What nightly rate are you targeting per cabin / room? Helps us calibrate the revenue model.

Additional Requirements, Questions or Context Anything else we should know — specific design inspiration, partnership terms, concerns, deal-breakers…

Step 06

Land Intelligence & Regenerative Opportunity

Your land may already hold value beyond the resort. Restoration, woodland, carbon, biodiversity and renewable energy can all generate cashflows that run alongside your hospitality investment. We map this potential as part of the study — your answers below shape what we surface.

🌿 Yes — assess my land Include regenerative cashflow potential in the study → Skip for now Focus on resort cashflow only — you can request this later

Current Land Use Breakdown

Estimate the approximate percentage of your site covered by each land type. Rough figures are fine — this shapes the regenerative cashflow modelling.

Already developed / built Existing structures, hard surfaces

%

Agricultural Cropland or pasture

%

Existing woodland or forest Any standing tree cover

%

Open grassland or scrub

%

Wetland, lake, river or marsh

%

Beach, dune or coastline

%

Bare ground, brownfield or degraded Spoil heaps, derelict industrial, heavily disturbed land

%

Other Describe below if applicable

%

Other land type description Optional — describe if you selected % for "Other" above

Restoration & Remediation Context

Does the site have remediation needs or obligations?

Potential for third-party gate fees? e.g., sludge importation, soil import for capping

Historical site use Optional — what was the land used for previously? Mining, industry, intensive agriculture, military, etc.

Existing Standing Assets Optional

Existing standing timber on site

Approximate volume and species Even rough estimates help, e.g. "~1,500 tonnes of Sitka Spruce"

Regenerative Cashflow Streams to Assess *

Select any streams you'd like us to assess for your site. We'll flag what's realistic given your location and land type.

🌳 Voluntary Carbon Credits 🦋 Biodiversity Credits / Habitat Banks ☀️ Renewable Energy Revenue 🌾 Regenerative Agriculture / Agroforestry 💧 Ecosystem Service Payments 🤝 ESG Tourism Levies / Community Benefit 🌿 Land Restoration Grants None — resort cashflow only Not sure — recommend what applies

Existing ESG Work Optional

Have you engaged specialist advisors on land restoration, carbon, or biodiversity? e.g., Caledonian Rural, ERM, local forestry consultant

Existing carbon project registration or certification on this site?

Pre-existing baseline studies relevant to ESG monetisation? Select all that apply

Carbon Stock Assessment Biodiversity Baseline Hydrology Study Mine Workings Survey Soil Contamination None

Entity Structure for ESG Revenues *

Critical for separating landowner cashflow from operating cashflow in the financial model. Where should regenerative income flow?

Same entity as resort ESG revenues consolidated with hospitality income Separate landowner entity ESG revenues accrue to the landowner / holding company Joint structure Split arrangement — discuss in call Not yet considered We'll advise on optimal structuring

Step 07

Review & Submit

Upload any relevant files, review your submission, then send it to us.

Attachments

Upload site plans, surveys, concept images, existing studies, or any other relevant documents. Strongly recommended — the more context we have, the more precise the study.
