What We Believe

Live fully. Leave it whole.

In Japan, a broken bowl is mended with gold and the crack is left visible. We treat land the same way. Before work starts, we record what grows on the site and where water runs. Cabins stand on screw piles and can be lifted off again. Where a road or an old quarry has cut into the land, the design works with the cut instead of hiding it.

Every site has a limit and a possibility. Most development begins with capital and forces the land to fit. We begin with the land.

An EPIC study reads your site's planning limits, topography, climate and constraints, and tells you honestly what it can become: what kind of place, how many units, at what cost, and whether the economics justify the ambition.

A focused first read. What your land permits, the resort concept it lends itself to, an indicative unit count and building density, a rough capital estimate — and a clear answer to the only question that matters at this stage: is this worth developing?

Study 02 — Investor-Grade

Investor Readiness Study™

Typically 30–60 pages

The complete investor-grade document. Site intelligence and analysis, financial and ROI modelling, ESG strategy, operational and ownership structures, and a phased development roadmap tailored to your land and vision. Built to withstand the scrutiny of finance partners — the document that carries a project from idea to fundable.

How it is priced

Our studies are paid engagements, scoped and priced to your site — its scale, its complexity, and how far you need the study to reach. There is no single figure, because no two sites carry the same ambition.

Developed with EPIC

If you develop your project with EPIC — from concept through to our architecture, manufacture, and assembly — the cost of the study is credited against your project. The study becomes part of the work, not an addition to it. This path begins with a Letter of Intent.

Standalone study

If you need the study on its own — to understand your land, test an idea, or prepare a decision — it is available as a standalone engagement.

Either way, the rigour is the same. What changes is only whether the study stands alone, or becomes the first stage of building.
