The usual path is backwards. Someone falls for a rendering, commits the capital, then forces the land to fit the plan. The land loses, and so do the economics.
Every site has a limit and a possibility. Before a single line is drawn or a euro is committed, the land itself decides what can be built — how much, of what kind, and whether it's worth building at all. Planning limits, topography, access, climate, water, the market around it. Read the land honestly and it tells you the business it can hold.

The work begins with a study
Two depths, depending on how far you need to see.
What your land permits, the resort concept it lends itself to, an indicative unit count and density, a rough capital estimate, and a clear answer: is this worth developing? For owners deciding whether to move, before committing to a full study.
Typically 30–60 pages. Site intelligence, financial and ROI modelling, ESG strategy, ownership and operating structures, and a phased development roadmap — built to withstand the scrutiny of finance partners. The document that carries a project from idea to fundable.
How it's priced: our studies are paid engagements, scoped and priced to your site — its scale, complexity, and how far you need the study to reach. If you go on to develop with EPIC, the cost of the study is credited against your project: it becomes the first stage of the work, not an addition to it.
